How to use the Plastering Cost Calculator

  1. Enter the area to be plastered in m² and choose the method (skim, float & set, plasterboard & skim).
  2. Select extras such as prep level, ceiling work, and corner beads (l/m).
  3. Review totals including VAT and export or copy the result.

Use this for budgeting. For tenders or specification-led projects, request a QS estimate with BoQ, prelims, overheads and profit, and risk allowances.

Typical plastering costs (UK)

  • Skim over sound plaster (walls/ceilings): £14–£22 per m²
  • Float & set on masonry: £20–£32 per m²
  • Plasterboard & skim (dot & dab or tacked): £18–£28 per m²
  • Ceiling skim only: £15–£25 per m²
  • Corner beads supply & fit: £6–£10 per l/m
  • Plasterer day rate: £220–£350

Figures include VAT at England baseline. Condition, access, height and finish level drive variance.

What drives plastering cost

  • Prep level: bonding repairs, lining, stain blocking
  • Substrate: new board vs rough masonry
  • Access/height: stairwells, high ceilings, protection
  • Finish: tight skim for decorating, curves or decorative work

Worked example: 20 m² room

Skim at £18 per m² = £360 including VAT. Add 10 l/m beads at £8 per l/m = £80. Total ≈ £440 including VAT, subject to prep and access.

Programme and drying

  • Small room skim: typically 0.5–1 day plus drying time
  • Float & set: allow extra time for backing coat
  • Drying before paint: usually 3–7 days to mist coat, longer in cool or humid conditions

Scope assumptions

Protection, light prep, two-coat skim or specified build-up, beads to external corners, tidy down. Excludes extensive making-good, structural repairs, asbestos removal and specialist finishes unless selected.

FAQs

What prep is assumed in the skim rate?

Light making-good, local filling and standard beads. Significant repairs or bonding are extra. Use the prep option or add an allowance.

How long before I can paint newly plastered walls?

Usually 3–7 days to a breathable mist coat. Cool or humid conditions can extend drying times. Always follow product guidance.

Can you skim over Artex?

Often yes, after testing and sealing, but thickness and adhesion matter. Some ceilings need over-boarding before a skim.

Do your figures include materials and VAT?

Yes. Rates include typical materials, labour, prelims and VAT at the England baseline, unless stated otherwise.

Are these calculator figures tender-ready?

No. They are planning-grade benchmarks. For tenders, request a QS estimate with a BoQ and clear clarifications and assumptions.
