Typical tiling costs per m²
- Ceramic or standard porcelain: £65 to £110 per m² including VAT
- Mosaic or herringbone layouts: £90 to £150 per m² including VAT
- Natural stone: £100 to £160 per m² including VAT
Allow adhesive and grout in the rates. Add for primers, levelling and waterproofing where needed.
Common uplifts and allowances
- Surface prep and levelling: add £8 to £18 per m² depending on condition
- Removal of existing tiles: add £25 to £35 per m² or a fixed allowance for small rooms
- Underfloor heating mats: add £35 to £60 per m² plus electrician final connections
- Wastage: plan for 10 percent on most floors, higher for diagonal or complex patterns
Worked example: 12 m² kitchen floor
Ceramic tiles at £85 per m²: £1,020 including VAT.
Levelling at £12 per m²: add £144. Underfloor heating at £45 per m²: add £540.
Indicative total: about £1,700 including VAT, subject to condition and layout.
What drives tiling cost
- Tile type and size: large format needs careful handling and flatness
- Layout: herringbone, diagonal and borders increase cutting time
- Substrate condition: levelling and priming reduce failures but add cost
