Typical plastering costs (UK)
- Skim over sound plaster (walls/ceilings): £14–£22 per m²
- Float & set on masonry: £20–£32 per m²
- Plasterboard & skim (dot & dab or tacked): £18–£28 per m²
- Ceiling skim only: £15–£25 per m²
- Corner beads supply & fit: £6–£10 per l/m
- Plasterer day rate: £220–£350
Figures include VAT at England baseline. Condition, access, height and finish level drive variance.
What drives plastering cost
- Prep level: bonding repairs, lining, stain blocking
- Substrate: new board vs rough masonry
- Access/height: stairwells, high ceilings, protection
- Finish: tight skim for decorating, curves or decorative work
Worked example: 20 m² room
Skim at £18 per m² = £360 including VAT. Add 10 l/m beads at £8 per l/m = £80. Total ≈ £440 including VAT, subject to prep and access.
Programme and drying
- Small room skim: typically 0.5–1 day plus drying time
- Float & set: allow extra time for backing coat
- Drying before paint: usually 3–7 days to mist coat, longer in cool or humid conditions
Scope assumptions
Protection, light prep, two-coat skim or specified build-up, beads to external corners, tidy down. Excludes extensive making-good, structural repairs, asbestos removal and specialist finishes unless selected.
